Planning permission for loft conversions

Loft conversions are a brilliant way to open up space in your home and make the most of an unused area of your property. The loft can be converted for whatever you need including a bedroom or bathroom, and means you won’t have to relocate to benefit from extra space.

With a loft conversion, planning permission tends not to be needed, but if there are plans to alter the roof for example, it’s best to be safe than sorry.
Loft conversion
Most loft conversions will fall under the category of permitted development. This means an application for planning permission isn’t necessarily needed so long as the following regulations are met*:

  • An extra 40 cubic metres of additional roof space for terraced homes
  • An extra 50 cubic metres of additional roof space for detached and semi-detached homes
  • No extension beyond existing roof slope
  • No extension higher than existing rooftop
  • Materials used to take a similar appearance to existing style
  • No installation of verandas, balconies or raised platforms

*This is intended as a guideline only and there will be certain regulations specific to area of the UK. For more information visit the Planning Portal or contact your local council or planning officer.
